Pickles68: I bought this gate opener and did not realize this was the same one that my friend had problems with before. The product does not do what it says it can do. It struggled with a single 85lbs gate and broke after a few months. My friend then bought the upgraded model and it worked for less than two years. I bought her the same one that struggled and didn't last based on what the specs said it can do. When I showed her the gate opener I got she told me that that one will not do what it days and needs the upgraded model. I took the product out of the plastic bag and that is it. I returned it a few days later. No mention of a 50 plus dollar restock fee was even mentioned and even it was posted twice I would be receiving 100% refund. After receiving the fee I contacted the company. Per Amazon they have 48 hours to respond and they didn't for over two weeks. They said the fee was mentioned and sorry. I provided them with proof that no such fee was mentioned and provided them with proof. I asked if it could be waived and told them my intentions was even to buy the upgraded and more expensive model from their company. Its been over a month since i started this...

Not a reviewer: Bought the push to open arm, you can install it and use it with this kit, however you cannot invert the control board operation. Adding the FM148 accessory to this kit will leave the controller incorrectly thinking that extended actuator = closed gate. So if you turn on the timer and close the gate, it will automatically open back up. Other models have a jumper on the board that allows you to tell the controller you are switching to the 'push-to-open' functionality, inverting open/closed positions and allowing your exit sensors, gate latches, and timers to function accordingly.
Adding the FM148 to this kit will force me to click the gate open AND closed everytime. I either need to buy the MM371 or switch gate swing to the stock 'pull-to-open' design, if I want to maintain my functionality and accessories. Since as-is, exit sensor will function as a "close the gate! Someone's coming!" sensor

Marilyn L. Hladek: For my driveway gate, it is ideal. This was a replacement, Model MM271, for an older model, and the conversion was not too bad. The instructions were a little misleading on the supplied remote control unit as it does not have individual code capability. Also, the instructions did not reference the antenna on the control device. I contacted the tech support group twice during the installation. The second contact got me the answer. All-in-all a very good device and well worth the money!

John PeifferJohn Peiffer: The attachment point on the gate had to be moved inwards due to the short length of the gate operating unit compared to the original version that this replaced. Only had to drill two new holes to move the bracket. All of the installation instructions assume that you have plenty of room near the gate to access the control panel, but mine has no room at all where the gate opens up right next to an interior fence. This precludes the ability to access the main power switch when the gate is in the open position. By soldering a remote switch in parallel to the SPST slide switch on the circuit board, I was able to re-use my remote toggle switch that I had previously wired in-line with the battery inside the control module housing on the original unit. I saw comments from others that had posted the need for adding an extension antenna to improve reception with a remote control. Mine works at a distance of 140 feet down the driveway, so that hasn't been necessary when opening the gate for departure. Coming back doesn't work quite as well, but that is due to the chain link fence and field fencing shielding the signal from the tiny antenna on this new version of the...
