Bill Lyons: To be honest, I wasn't expecting much out of this book, but I bought it anyway based on a Realtor's recommendation. I was truly blown away; it went into every step-by-step detail on how to build wealth through STRs. My company is a STR DSCR direct lender, and we are going to share this book with all of our clients. The only thing outdated in the book (it looks like the book was written in 2020/2021) is on pages 38-40 regarding STR financing. The second home strategy no longer works (even if you are using it for part of the year). Ever since the GSEs added loan level pricing adjustments (LLPAs) in 2022 for 2nd homes, the interest rates and buydown points don't pencil out, and you are better off going with a Non-QM DSCR loan. There are also investor syndicate LLC strategies that you can deploy to acquire STRs. Regardless of those 3 pages being outdated, it covers anything and everything short-term rental investing. Quick easy read, and a reference guide on your STR journey.

The little anecdotes were very helpful. I especially liked the chapter on the cleaning and how important it is to build out your team.
