NotmebutwhoNotmebutwho: I purchased this book because a good friend of mines recommended it. I found this book easy to ready and had simple instructions on how to start investing in Real Estate. There's a lot of nuggets in this book and would recommend using it as a guide to purchase some rental property. A plus is the customer service, I literally see the author interacting with my friend on Social Media regarding my friends success due to this book.

Kit Cat Patty Whack: This book had a couple of nuggets and it's definitely not your average every day investing book. Its worth the free price if you have Kindle unlimited.
However, it left a lot to be desired. There was no real substance to it and it felt a bit like a sales pitch for her mentoring program. I know I've been sold to enough in the real estate world and I don't want to be sold to more when I'm reading about new strategies.
I also found her use of 35k houses... Well I'm just not sure I can find that in my neck of the woods and make any kind of money off it. She says to leverage zillow, and believe me, I know how to do that, but gives no indication on how to find those houses in a decent neighborhood besides saying to ignore school ratings.
I gave it 4 stars because this book did have some fresh ideas that you don't hear about any day and so its worth a read...

J Collins: This book is super informative. Straight, no chaser. I have spoken with the author and she writes as she speaks. This book is chock full of information. And she is not trying to hide. She tells you that there is a lot more information out there and how you can basically learn and train with her. As someone who went to other "free" 2 hr programs and the $18k price tag was sprung on me while there, it is refreshing that someone would let you know from jump that there is a cost to going through their program. And it isn't $18k.
Someone said it was a book of nothing. I say read it for yourself. Then read it again. This book teaches a step-by-step process that you can follow EASILY. It is very practical and makes so much sense. This step-by-step process gives you a way to properly evaluate potential investment properties, their neighborhoods, and the rental market at large. It is a way of looking at low cost properties in a way that makes you say "I can do this" and know you really can. And that is why - using this process - I am on now actively in the process of purchasing my first investment property. Lisa has hit on something here.

SDO: I have been interested in real estate for a while, and have researched it for 2 years. I am drawn to lower priced properties but platforms like BiggerPockets said that they are "pigs." I heard Ms. Phillips on a BiggerPockets podcast and was intrigued because she said that those are the exact types of properties that are extremely profitable. I bought her book and it has totally enlightened me. My analysis paralysis is gone, and I feel like this is doable. Her techniques, including one she calls CPR, are lifesaving. Some of this stuff may seem like common sense (even though we know common sense is not common LOL), but some of it is so brilliant that I am kind of in awe. I am happy to finally get started on this real estate adventure and I encourage you to do the same. These profit margins are (for lack of a better phrase)," off the chain.
