Clare: I liked the overall structure of the book. The Author provides a list of books that he found helpful at the end of most chapters. Great tips include some really simple but pragmatic advice: You must adjust to the market you find in your area. View debt/leverage as a bridge to success and not a 3000 foot drop of a canyon. My favorite chapter is 19: Become very rich, very slowly. The author was 61 in 2005 and when he wrote the book was in 2011 at age 67. He takes you through his journey from 61 with no pension, and reliant on social security to self-made millionaire is his silver years. Great Story and practical approach.

I am a Tax accountant/Registered Representative specializing in representing clients before the IRS and see all types of personal property problems; property seizures, past due property tax payment leading to unpaid mortgages then foreclosures caused by the wrong parties owning homes, building's with no positive cash flow etc. etc. Have become interested in the single home buyer market ( with minor repair) then rent or try to set up a rent to own or just resale (sty out of the by/flip area). How do you start - my background say's educate - I found - Buy & Rent foreclosures. With its @141 pages it speaks volumes; Chapter Seven 2nd Wonderful Niche; 4/5 Bedroom Houses workable in good school districts and is "stronger than two or three bedroom houses" Very straight forward discussions - no flowering/no fluffing of the market and how to approach working in this area. Further, found that the discussion area of the book with finding, working, paying and controlling your contracts to be extremely beneficial if you don't want to lose sizable amounts of your money -...

The Sample Master: After reading countless books on REO's and foreclosures it seemed like I needed a full team of professionals at the get go, or had to had some type of real estate knowledge in order to make a move with foreclosures. Other books are too mainstream and let me tell you why.

After reading Josephs book I realized that he had one "niche' that sets his book apart from others...A true story backed by fully disclosed documents and firsthand experience, not just someone with knowledge on the subject but someone with firsthand knowledge who will help you avoid pitfalls. After reading his book you can tell he is just like you or me. Not a Realtor, a banker or an analyst or broker, but a good person who wanted to make an income just like you and I.

Before reading Josephs book I was living and working overseas (government contractor) for 4 years to pay off debt and save enough money to pay off my home in Tampa that I could no longer afford to live in. Josephs book persuaded me to save cash instead and use it as leverage to buy more rental properties providing residual income that will secure my family and myself down the road securing us with an appreciating asset and monthly...

Jack Bobeck: I purchased the Kindle version to take with me on my cruise, and I was able to read the book quickly and follow the ideas. It was great to see the author reference many of the same books I had read about real estate, and it was great to see that he made many of the same mistakes I made, and thankfully more.

I wanted to see more about the qualifications on how the author determines who can afford a property. After all, rent IS the most important expense for the tenant, but if the property is $1275, as referenced by one of his properties, all good landlords know that the tenant needs to make at least 3-4x the rent amount to have money for food, utilities and other debts they bring to the property. Perhaps this was an assumed fact, but when dealing with thousands of dollars and possible larger losses, nothing should be left to assume.

It would also be great to see updated information about what the author has experienced so far in 2012, and with HUD, since our local HUD office has said the program is out of funds and if we asked for an increase in rent of the author's suggested 2.5%, the local HUD office says, you will not be having one of our tenants. It would be nice...
